DHOAS (Defence Home Ownership Assistance Scheme) is a federal government benefit that pays a monthly subsidy directly to your lender, reducing your effective mortgage repayment. The subsidy amount depends on your service tier and loan type.
As of 2026, Defence Bank, HPCU, Australian Military Bank, and several other approved lenders participate in DHOAS. Your loan must be through a DHOAS-approved lender to receive the subsidy.
DHOAS applies to owner-occupied properties. You can use it for your first home, a subsequent home, or refinancing an existing loan. Investment properties are not eligible for DHOAS subsidy.
